Emergency & Police Reference

Life-threatening emergencies need to be reported to 911 immediately.

Property management emergencies should be called into 800-870-0010.


Water Shut-Offs: Each unit has an individual shut-off valve. It is blue or black in color, round, and is the closest valve to the wall in your outside water heater closet. Turn to the right until tight to turn off your water supply. First floor units also have a "riser valve" on the wall which will turn off the water to your unit, and the two above you. For shutting off the entire building, or a sprinkler system, please call FirstService.


Water Heater Work: If you are having any work performed in your water heater closet, call FirstService as far in advance as possible so that the sprinkler system can be temporarily disabled. DO NOT use the overflow pipes in your water heater closet to drain your tank! Use a garden hose, and drain the tank outside to ground level to avoid flooding the units below you.

General Community Info

Bristol Green consists of 10 secured access condominium buildings, with 12 units in each (120 units). There are 6 garage buildings with 5 garage bays in each (30 garages). Garages are deeded separately from units and their electricity is paid for by the Association. Original construction took place from 1994 through 1995 by Bozzuto, Inc.


Board Meetings: Held quarterly, on the first Thursday of February, May, August, and November. All residents are encouraged to attend to stay informed and involved.


Bulletin Boards: The bulletin/corkboards in the entrance of each building serve as a place for general announcements. FirstService and the Board maintain the postings. Please keep personal postings to a minimum.

Condo Insurance Policies

All of our buildings are covered by a Master Insurance Policy which will rebuild all buildings as they were originally constructed in the case of casualty loss (fire, tornado, hurricane, etc.). An earthquake rider was added to our policy starting in 2010.


A typical condo insurance policy on your unit will contain dwelling coverage and personal property/contents coverage. Dwelling is to cover improvements you have made to your unit above and beyond its original construction. The Condominium's master policy deductible is $5,000, so you must ensure that your individual unit's policy will cover at least this amount in case of damage to your unit. All residents are urged to call their insurance agent for any questions.

Access & Utilities

Door Entry Panels: We have secured access buildings. Your last name and phone number must be programmed into the panel by FirstService. Visitors scroll by last name, and the box calls your phone. Press 9 on your phone to unlock the door.


Keys & Mailboxes: Call FirstService for duplicate building keys ($10 fee). Mailbox locks are the responsibility of the unit owner; please call a locksmith if needed.


Cable & Internet: Bristol Green is wired for Comcast Xfinity and Verizon FiOS (up to 1Gbps). Satellite dishes are allowed only if they are freestanding (not attached to the building) and placed on a patio/balcony.


Exhaust Lines & Gas: Dryer vent cleaning is a unit owner responsibility and should be done every 2-3 years. If a gas leak is found past the meter, it is the unit owner's responsibility to repair it.

Units & Fire Safety

Remodeling: Permitted without Board approval, as long as you do not disturb fireplaces, load-bearing walls, sprinkler heads, sprinkler pipes, and other common elements. Work MUST be performed by licensed and insured contractors.


Fire Sprinklers: Do not touch or paint them! All sprinkler maintenance is performed by a contractor approved by the Board and FirstService.


Fire Alarms: Every unit has smoke detectors (unit owner's responsibility) and a building fire alarm siren. If the siren goes off, LEAVE THE BUILDING IMMEDIATELY. Our fire protection system is monitored 24 hours a day by BFPE International. Pull the fire alarm station in the main hallway if you witness a fire.

Buildings & Common Elements

Attics & Hallways: Insulation was added in 2011 to all attics to achieve R-38. Building hallways are common elements cleaned twice per week. Per fire code, the common hallways must be free of objects at all times (no strollers, shoes, trash bags, etc.).


Flooring: Per Bristol Green Bylaws, all 2nd and 3rd-floor units MUST have carpet and padding installed throughout the living room, dining room, hall areas, and bedrooms to reduce noise transmission. First-floor units may have any type of flooring.


Fireplaces: The standard decorative fireplace installed is a Martin, model GSC36. Lighting instructions can be found HERE.

Windows & Doors

Responsibility: Unit windows and doors (sashes and screens only) are owned by the unit owner. The framing, casing, and exterior trim are common elements.


Hardware & Replacements: If you replace your door hardware, the new hardware must match the existing Schlage "Orbit" style in polished brass. Replacement windows and sliding/French doors must exactly match the style and appearance of the original windows (including grilles).

Balconies & Patios

Maintenance: You are responsible for keeping your patio/balcony orderly. Storage is not acceptable. You are responsible for the light fixture and electrical outlet; all other items are common elements. Replacement light fixtures must be a brass "coach lamp" style.


Prohibited Items: Cooking on balconies/patios is strictly prohibited and against county fire codes. Fire-based heat sources (chimineas), storage of flammable materials (gasoline, propane), and clothes drying are prohibited. Permanently attaching items (screws, nails, awnings) to the exterior is not allowed. Flower boxes must be hung on the INSIDE of railings only.

Grounds & Parking

Outdoor Cooking: Only allowed in the picnic area to the left of 5911 Millrace Court. Other areas pose a safety risk and/or violate fire codes.


Garages: Owners are responsible for the interior, the door, and the lift system. Wooden garage doors can be replaced with approved aluminum models. Charging an electric vehicle on higher than 120V service requires establishing new BGE service at the owner's expense.


Parking & Snow Removal: No reserved parking; please have visitors park across the street from building entrances. Do not park in Snow Emergency Areas when snow is forecasted to avoid hindering heavy equipment.


Trash Collection: Pickups are Tuesdays and Fridays. Dumpsters are for household trash only. Mattresses, furniture, and debris must go to the Howard County Landfill. Pet waste MUST BE BAGGED before being placed in a dumpster.


Fountain: Runs from May 1st through October 30th. People and pets are NOT permitted to enter the basin due to chemically treated water and electrical hazards.
